Questions to Ask Before Booking a Property Photographer

The right photographer makes every listing look like it belongs to the same agency.

Whether you are an agent sending over a steady stream of instructions or a landlord with one flat to let, the photographer you pick shapes how quickly that property moves. Most of the difference comes down to a few simple questions, asked before you book.

Here are the ones I would ask, along with how I answer them for my own property photography and video in Liverpool. Use them with anyone you are thinking of booking.

  • How fast are the files? A listing waiting on photos is a listing losing viewings.
  • Are they sized for the portals? Rightmove, Zoopla, OnTheMarket and Airbnb.
  • Can you do video on the same visit? One trip, one disruption to the tenant.
  • Who actually shoots and edits? Consistency comes from the same pair of hands.
  • What does the price depend on? Ask what moves it before you book.

1. How quickly will I get the photos?

Turnaround matters because a property cannot go live without them. Ask for a typical delivery time and whether faster is possible when a launch is tight. For me it is usually 24 to 48 hours through a private gallery link, and if you have a deadline, flag it when you book and we will plan around it.

2. Are the files ready for Rightmove, Zoopla and Airbnb?

You want images that are edited, straightened, colour corrected and sized so your team can upload them straight away, with no watermarks. If you have to resize or crop them yourself, that is time your team never gets back.

3. Can you film video on the same visit?

A walkthrough video and a couple of vertical clips for Reels and TikTok can help a listing stand out, especially for premium homes, new builds and short lets. Shooting them on the same visit as the photos means one set of keys, one appointment with the tenant and a consistent look across everything.

4. Who shoots and edits the photos?

Some companies send whoever is free. Ask who will actually be at the property and who edits the images. When I am booked, I brief, shoot, edit and deliver myself, so the style stays the same across every instruction you send me.

5. How do you handle tenanted or occupied homes?

Most rentals are shot with someone living there. A good photographer agrees access in advance, works quietly around the occupier, and keeps time on site short. It is worth asking how long they usually need; for me most homes take between 45 minutes and 2 hours, depending on size and whether video is included.

6. What does the price depend on?

Rather than just asking for a number, ask what moves it: the size of the property, photos only or photos and video, twilight or aerial shots, how fast you need the files and how far the photographer is travelling. If you book regularly, ask about a simple per property rate so budgeting stays predictable.

7. Can I see recent work like mine?

Ask to see properties similar to yours, whether that is a city centre apartment, a family home in Woolton or a room by room HMO set. It is the quickest way to know what you are going to get.

Yes. Agents, landlords and serviced accommodation operators book me on an ongoing basis, with simple booking, a consistent house style and a per property rate agreed up front.

Which areas do you cover?

Liverpool and Merseyside as standard, including Wirral, Sefton, Knowsley and St Helens, plus Southport, Warrington, Chester and Manchester. Further into the North West is available for portfolio bookings.

Do you provide floor plans or 360 tours?

Not at the moment. I focus on photography, walkthrough video and vertical social content, and my files are delivered ready to sit alongside your existing floor plan and EPC.
